How to buy

The opportunity to make a safe investment that returns up to 35% a year (income plus capital increase) is there, in the rich farmlands of North East Bulgaria. But the challenge is how to access it, to make sure you get this high level of profit.

There’s 2 ways to buy.

1. Buying a small plot.

We have a selection of plots suitable for the smaller investor on this website. Select one and we’ll confirm availability. Our Agency fee for this is 5% or a minimum of 900 Euros.

2. Instructing us to acquire larger areas of land.

It is possible to buy a number of plots in same area, to build up a larger land holding. It’s a matter of talking to farmers and finding owners of land, which is often no easy task. Owners can live far away and the records at the land registry not updated. Also, having multiple owners for land is common, and they all have to sign! It’s a challenge for us to get them all to the Notary office.

To do all this work, we need to ask for a 950 Euros fee upfront for acquisitions up to 50,000 Euros. For 50,000 to 150,000 the fee it is 2,500 Euros. Above that, a quotation will be made. Please note, this fee is fully refundable if we don’t succeed in acquiring suitable land, so there’s no risk to yourself.

All purchases are charged our 5% Agency Agriland fee, payable on completion of purchase. You can be assured that our fees will be more than covered in your gaining a genuine price that is the lowest possible for the land. By employing us you’ll be buying as if a hardnosed Bulgarian local was bargaining.

The Buying Process

Land needs to be owned through a limited liability company. This is standard procedure in Bulgaria for property and not difficult or expensive. However, as some work and cost is involved, we will not set up a company unless payment is made in advance (only 295 Euros).
Setting up the company is not as daunting as it might sound and can all be done on the first visit if required, or by giving our manager a Power of Attorney. Note that one company can own a number of properties. Allow half a working day for these legal proceedings.

Our solicitor will prepare the company documents you need to sign. If the property will be bought by more than one person, the presence of all people involved is required. Each buyer needs to present his/her valid passport. Some of the documents need to be signed in front of a notary officer. The setting up of a new company also requires opening a company bank account (small fee applies) with the deposit of the minimum required company capital for a Limited Liability Company of 1 Euro.

Set up of a company

The above described procedure can be arranged by our company. For this purpose we will need a power of attorney to act on buyer’s behalf. The charge for setting up a company, including all government fees is 295 Euro. We believe this to be the best value you’ll find in Bulgaria.

Steps to complete the purchase:

Step 1: Offer to purchase made and reservation fee of 1000 Euros paid to Blackseavillas.net in Bulgaria. It can also be paid to our UK office, if desired. This fee is non refundable in event of buyer pulling out later. It is fully refundable if land transaction does not complete. A receipt is sent to you for this sum.

Step 2: Preliminary Contract drawn up with seller. 10% less reservation fee is then paid. Upon receipt of these funds, contract is signed with seller. Copy of purchase sent to buyer. Process of establishing limited liability company started needs to be started. This can be done without buyer being in Bulgaria if POA is given by Apostille at nearest Bulgarian Consulate to buyer. Or, the buyer visits Bulgaria.

Step 3: After 4 to 6 weeks, the balance is paid and purchase completed. It takes about 3 months for the Deeds to be issued after this balance payment is received, after which a copy of these can be sent to buyer. Originals will only be sent on written authority of buyer, by DHL at their cost. Otherwise, Deeds remain in safe keeping until buyer collects.
